        AUTOMATED MONITORING BASED COMMISSIONING SYSTEMS
        Scope: Provide labor, material, equipment, related services, and supervision required, including, but not limited to, manufacturing, fabrication, erection, and installation for automated monitoring based commissioning (AMBCx) systems as required for the complete performance of the work, and as shown on the Drawings and as herein specified.
        The work specified in this includes, but shall not be limited to, the following:
        1. The AMBCx provider shall ensure that data sufficiency conditions of this Section are met. This shall require coordination with the Energy Monitoring and Control Systems (EMCS) Contractor (ifdifferent).

        Fault detection in a research laboratory ventilation system

        In the fall of 2010, monitoring services were provided for a 450,000 square-foot research laboratory in the greater Boston area. The five-year-old facility was equipped with state-of-the-art energy efficient HVAC systems, including 10 ventilation units with capacity exceeding 50,000 CFM and several hundred variable air volume (VAV) boxes, to serve a mix of laboratory, office, and educational space. Building Analytics provides facility teams with continuous system fault detection to automatically evaluate and organize the condition of equipment. This information enables proactive building maintenance while ensuring persistent energy efficiency, which could result in significant ongoing energy and cost savings.         Commissioning rooftop units in a community center

        Building Analytics diagnostics and reporting were deployed to provide ongoing commissioning on newly installed rooftop units at a one-story community center housing offices, a gymnasium, and community rooms. Five RTUs were connected to the cloud-based system for monitoring and diagnostics. Almost immediately, several problems with RTU scheduling, compressor cycling, and simultaneous heating and cooling demands were found leading to controls adjustments to reduce energy consumption and costs.         Facilitating utility incentives: Monitoring and verification at a multi-tenant office tower

        This multi-tenant office building deployed Building Analytics diagnostics and reporting to help discover efficiency opportunities, and to facilitate participation in the Massachusetts Pay for Performance (P4P) utility incentive program. Building Analytics diagnostics were used on the central air handlers, chilled water loop, and hot water loop. The building’s management committed to six low-cost energy conservation measures (ECM) for pre-ECM and post-ECM monitoring in order to prove the energy savings targeted in their P4P project application. Other equipment issues found by Building Analytics diagnostics are being corrected as they occur.
